Moderate cancellation

Cancel at least 5 days before check-in: receive a full refund of the amount paid for your reservation.

Cancel within 5 days of check-in: the first night is non-refundable, and 50% of the remaining unused nights is non-refundable. The balance is refunded.

If you cancel after your stay begins: nights already stayed, one additional night, and 50% of the remaining unused nights are non-refundable. The balance is refunded.

24-hour booking grace period: for a reservation confirmed at least 7 days before check-in, you may cancel within 24 hours of confirmation for a full refund.

Cancellation deadlines are measured using the local time in Sámara, Costa Rica and our 3:00 PM check-in time. These direct-booking terms are intentionally modeled on the Moderate cancellation policy currently used for Casa Tres Luces on Airbnb.

Extended stays

Extended stays may require different cancellation and payment terms because a long reservation removes a substantial block of nights from the calendar. Any different terms will be shown clearly before payment and included in the reservation confirmation.

Check-in and checkout

Check-in is after 3:00 PM. Checkout is by 10:00 AM. Confirmed guests receive arrival information and local support details before their stay.

One all-in Casa price

The direct-booking total shown for your stay includes cleaning and applicable taxes. We do not add a separate booking/service fee at checkout. All direct-booking prices are stated in U.S. dollars.

Care of Tres Luces

Guests are expected to treat Tres Luces, its furnishings, pool and neighborhood with reasonable care and to follow the house rules provided with the reservation. The booking guest is responsible for the conduct of the group.
